What is meant by TGA?

The abbreviation TGA stands for Technische Gebäudeausrüstung” (Technical Building Equipment). These are all technical systems and facilities in a building which ensure that the building is functional and safe. This includes for example heating, ventilation, air conditioning, electrics and lighting.

Do you need Technical Building Equipment planning for your non-residential building? Then contact us, we will be happy to advise you.

Frequently asked questions

You have questions, we have answers. Here we present the most frequently asked questions about technical building equipment.

What does technical building equipment include?

Your Subtitle Goes Here

Technical building equipment includes all technical installations and systems in a building that are necessary for operation, safety, comfort and functionality of a building. This includes a large number of trades and systems.

What is technical building equipment planning?

Your Subtitle Goes Here

Technical Building Equipment planning is a process in which all technical systems and facilities of a building are designed and planned. This ensures that all systems function efficiently, sustainably and safely. The planning includes the conception, design, calculation and integration of the various technical components of a building.

Which trades belong to technical building equipment?

Your Subtitle Goes Here

The technical building equipment trades comprise various specialist areas:

  • Heating, ventilation and air conditioning (HVAC) Temperature control and air treatment systems
  • Sanitary engineering Water and wastewater systems, including drinking water supply and wastewater disposal
  • Electrical engineering Electrical installations, lighting, security systems
  • Fire protection Fire protection systems such as sprinkler systems and fire detectors
  • I&C technology (measurement and control technology) Systems for monitoring and controlling technical installations.

technical building equipment also include the following groups of systems. In the brackets you will find the corresponding cost groups of DIN 276*:

  • Sewage, water and gas installations (KG 410)
  • Heat supply systems (KG 420)
  • Ventilation and air conditioning systems (KG 430)
  • Power installations (KG 440)
  • Telecommunications and information technology equipment (KG 450)
  • Conveyor systems (KG 460)
  • Utilization-specific and process engineering systems (KG 470)
  • Building automation (KG 480) and automation of engineering structures (KG 480)

*The DIN 276 is a German standard that regulates costs in the construction industry. It is published by the German Institute for Standardization (DIN) and defines the Principles of cost planning and control in the construction industry.

What do technical building equipment planners and engineers do?

Your Subtitle Goes Here

A Technical building equipment engineer or planner is responsible for the planning and implementing of technical systems in a building. That includes:

  • Planning and design: Creating plans and drawings for the technical systems
  • Calculations: Carrying out calculations for dimensioning the systems
  • Monitoring: Monitoring the installation and commissioning of the technical systems to ensure that they function correctly and efficiently

What services are included in technical building equipment planning?

  • 1. Basic assessment

    • Determination of requirements: Clarification of the client’s requirements and wishes
    • Inventory: Analysis of the existing technical infrastructure if it is a conversion project
    • Feasibility studies: Assessment of the technical and economic feasibility of the project
  • 2. Preliminary planning

    • Concept development: Development of concepts for technical systems (heating, ventilation, sanitary, electrical, etc.)
    • Cost framework: Preparation of an initial cost estimate
    • Examination of variants: Analysis of different technical solutions and selection of the optimum variant
  • 3. Design planning

    • Detailed planning: Elaboration of the technical concepts down to the last detail
    • Calculations: Carrying out the necessary calculations (e.g. heating load, cooling load, pressure loss calculations)
    • Coordination: Coordination with architects and other specialist planners
  • 4. Approval planning

    • Preparation of approval documents: Preparation and submission of the necessary documents for official approvals
    • Coordination with authorities: Communication and negotiation with the responsible approval authorities
  • 5. Implementation planning

    • Detailed drawings: Preparation of implementation plans and drawings, which serve as the basis for the construction work
    • Bills of quantities: Preparation of detailed specifications for the invitation to tender for construction services
    • Material selection: Definition of the materials and components to be used
  •  Technical building equipment and energy efficiency

The use of energy-efficient technologies and intelligent control systems in building services can achive considerable energy savings. Examples of measures to increase energy efficiency in building services include

    • the use of heat recovery systems,
    • the use of energy-efficient heating and cooling systems,
    • the integration of photovoltaic systems and
    • the optimization of lighting using LED technology and presence-controlled lighting systems.

In addition, building automation systems contribute to optimizing energy consumption through demand-based control and monitoring of all technical systems.
