System conversion from K&P to DEOS, including expansion with DEOS Connect Portal for remote services
The core of the project involves upgrading the existing building automation system at the Kieback & Peter (K&P) shopping center to a more modern DEOS system. The approximately 20 MSR control cabinets in the building were replaced step by step. Our long-standing and certified DEOS system partner EMSR GmbH from Echzell (north of Frankfurt) was commissioned by MVGM Property Management to carry out this system conversion. With 1,500 employees in 39 branches, MVGM also trusts in the experience of our system partner EMSR-Technik GmbH and the solutions offered by DEOS AG.
A clever solution: the conversion from K&P to DEOS
Around 1,000 data points from the K&P DDC controllers to be replaced have been transferred to the new DEOS controllers of the OPEN.WRX, EMS 4000, and EMS 710/810 types. The newer K&P controllers (DDC 4000 series) remained installed in the building for economic reasons. This requires parallel operation of the new DEOS system with the existing system. In addition, over 180 DEOS CAN IO modules were installed in the Carree. EMSR came up with a clever technical solution to the special feature that the IO modules from K&P switch to 0 volts, while the DEOS IO modules switch to 24 volts. To achieve this, the polarity was reversed on the 24-volt transformer and relays were used.
Additional benefits of modernization with DEOS products
The previously installed local priority control (LVB) from K&P could be replaced by the onboard manual control on the compact DEOS DDC controllers of the OPEN EMS 500/600 series and the DEOS IO modules, saving space.
System monitoring via DEOS GLT OPENweb
The existing building automation system was completely converted to BACnet. All data points from the remaining K&P system and the new DEOS installation are now visualized uniformly and manufacturer-independently via the BACnet GLT OPENweb from DEOS AG.
Remote access and fault reports via DEOS Connect Box
The remote solution used consists of the hardware box (DEOS Connect Box) and the Connect operating/admin portal. This establishes a maximum secure IT connection to the MSR/TGA system remotely. EMSR-Technik GmbH uses this connection for system optimization and troubleshooting via remote access. The in-house technicians, on the other hand, use the same remote solution to operate all relevant system components from different manufacturers uniformly via the Connect portal. This remote solution saves travel costs and enables quick troubleshooting of the system via remote access. The highlight: in tricky service cases, the in-house technician can simply call in the EMSR experts remotely. Together, they can now solve the problem with fast and competent support. In the next step, the energy meters will be connected to the DEOS IoT/cloud platform via M-Bus. The meter data is transferred to the Molline billing system via the API interface. Synergy effects and lower costs speak in favor of using the already established DEOS infrastructure.
