Special challenges and customized solutions for the “office of the future”
The gradual renovation of the main building is a major construction challenge. To ensure that everything runs smoothly for all employees, Schwäbisch Hall has rented a neighboring building. This has been renovated in the first stage. Once the renovation is complete, employees will gradually move out of the main building and into the renovated neighboring building on a temporary basis.
Schwäbisch Hall has set very detailed requirements for the operation of the entire building automation system. The neighboring building is being used to test the ideas in practice and further develop the newly developed “office of the future.” This puts all the technical parties involved to the test. The solution developed there will then also be implemented in the main building.
DEOS AG’s building automation system forms the integration platform for all interfaces, combining the building services areas of heating, ventilation, cooling, individual room control, alarm management, lighting, and shading into an economical and easy-to-use complete solution.
Individual room control – operation via freely programmable touch panels (PoE)
The concept for Schwäbisch Hall envisages one DEOS BACnet controller per office floor. This DDC controller communicates with the HVAC system and the operating devices via Ethernet.
Approximately 100 touch panels (10″) were installed in this project to display and control air conditioning, lighting, and shading. These communicate with the controller via Ethernet. Power is supplied to these devices via Power over Ethernet (PoE). A simple graphical user interface was developed for these freely programmable control units in accordance with the customer’s requirements.
The lighting can be switched via the room control unit and is also dimmable. The DEOS Controller OPEN EMS is the central hub between DALI, KNX, and the control unit via PoE for lighting control.
Shading is also combined via KNX and the control unit.
Induction devices – independently controlled and monitored via BACnet
The induction devices used regulate themselves automatically. The room temperature is recorded by the induction device and transmitted to the controllers via BACnet. This also eliminated the need for an additional room sensor. The DEOS control system transmits the setpoint settings to the cooling units via the room control devices (touch panels). Furthermore, the cooling data is transmitted to the building automation system. The globally standardized BACnet protocol is also used there.
System maintenance with DEOS GLT OPENweb
The in-house FM service department uses DEOS AG’s BACnet GLT: OPENweb for maintenance. System messages are displayed easily via the ECC (Event Control Center) with filter options.
Thanks to HTML5 technology, messages can be managed and edited using a standard browser (clientless). All of this enables efficient working.
